New launch projects in Gurgaon often offer the best prices and the widest choice of units. But booking early also means trusting the builder with your money for several years. Use this checklist before you pay any booking amount.
1. Check the RERA Registration
Every new project in Haryana must be registered with HRERA. Ask for the RERA number and check it on the official Haryana RERA website. It shows the approved plan, land details and the promised possession date.
2. Study the Builder’s Track Record
Look at the builder’s past projects. Were they delivered on time? Is the construction quality good? Trusted names such as Sobha, Godrej, M3M, DLF and Signature Global have many delivered projects you can visit. You can also read about upcoming launches by Prestige and Experion.
3. Compare Locations, Not Just Prices
A lower price in a weak location can mean slow growth. Check the distance to your office, schools, hospitals, the metro and main roads such as Dwarka Expressway, NH-48 and the Southern Peripheral Road.

5. Ask About All Charges
The base price is not the final price. Ask for a full cost sheet that includes:
- Preferential location charges (PLC) for park-facing or high floors
- Car parking, club membership and power backup
- Maintenance deposit, stamp duty and registration
6. Read the Builder–Buyer Agreement
Check the possession date, penalty for delay, carpet area and specifications. Do not sign anything until you are comfortable.
