A residential plot lets you build the home you want, at your own pace. Plots in planned colonies in Gurgaon have also been a strong long-term investment. But land deals need careful checks. Here is what to look at before you buy.
1. Buy in a Licensed Colony
Choose plots in colonies licensed by the Haryana Department of Town and Country Planning (DTCP). Licensed colonies have approved layouts, roads, parks and services. Ask the developer for the licence number and the approved layout plan.
2. Check RERA and Title
Most plotted projects must be registered with HRERA. Check the RERA number on the official website. Also ask a lawyer to verify the title, the chain of ownership and that the land is free from loans or disputes.
3. Look at Location and Access
A good plot is close to main roads, schools, hospitals and markets. Check the width of the road in front of the plot, and whether it is park-facing or a corner plot, as these affect the price.
Popular plotted projects include:
- JMS The Pride, JMS The Nation and JMS The Pearl
- ROF Insignia Park
- DLF Garden City and Roots Courtyard
You can compare them all on our Plots page.
4. Know the Building Rules
Each colony has rules on how many floors you can build, the ground coverage and the setbacks. Make sure your plan for the home fits these rules before you buy.
5. Add Up the Total Cost
The plot price is only one part. Add stamp duty, registration, development charges, maintenance and the cost of construction. A clear budget helps you avoid surprises later.
6. Plan for the Long Term
Plots usually grow in value as the area develops, but you also need to plan when you will build. Some colonies ask owners to start construction within a set time.
